That's a portfolio of 1,000+ properties — likely multi-branch operations or large HMO-heavy agencies. We'll work out custom per-document rates and offer named-account support. Typical contracts land at £0.30–£0.40 per document with priority SLAs and dedicated migration help.

What counts as a document? +
Anything we extract data from and route to PayProp — supplier invoices, contractor bills, utility statements, and certificates (Gas Safety, EICR, EPC, etc.). Forwarded emails with multiple attachments count per attachment processed. Documents we reject (blank pages, duplicates, non-invoices) don't count.
How do I work out which bucket I need? +
Across UK letting agencies we see 5–6 documents per property per year — bills, certs, and the occasional repair invoice. So 1 document/month roughly equals 2 properties under management. A 100-property agency typically processes ~50 documents per month; a 300-property agency ~150. HMOs and serviced accommodation skew higher; standard ASTs lower. Pick the bucket that matches what you actually process — you can always move up or down later.
We manage HMOs — does pricing penalise us? +
No — that's exactly why we don't price per property. An HMO might generate 30+ documents a year from a single address; a holiday let a handful. You pay for the actual processing, not a flat per-door fee. If you're heavily HMO-skewed, you'll likely find DocDrawer cheaper than per-property competitors at your portfolio size.
Why does Pro cost more? +
Pro adds bulk payments to PayProp, tenant onboarding, supplier portal, automation (auto-publish, bulk actions, HMRC VAT verification), automated integrations (EPC Register, Companies House), bulk-settings editing, and 36-month historical reporting. For a 150-doc/month agency that's £40/month over Standard — typically saves 5+ hours of admin per week.
Is the free trial really free? +
Up to 35 days, full Pro features, no card required. The free period runs from the day you sign up to the end of that calendar month, and your first billing month starts on the 1st of the next month. If you sign up after the 25th, your trial extends to the end of the month after that — so a late-month signup never gets squeezed into a few days. Practical examples: sign up 1st March → free until 1st April; sign up 26th March → free until 1st May. We'll set you up with concierge onboarding and run an initial PayProp sync with you on a call. If you don't continue, your data is exported and deleted within 30 days.
Do you offer annual pricing? +
Yes — pay annually and save 15% on any plan. We'll lock in your bucket price for the year, so you're protected against any pricing changes.
What happens if we exceed our bucket — does a busy month bump us up? +
No — bucket changes are based on a 3-month rolling average, not a single month. So a one-off busy month doesn't bump you up. We bump you to the next bucket only when the 3-month average exceeds your current bucket's upper limit by more than 2 documents — that 2-document buffer absorbs normal noise without triggering changes for spikes. Practical example: if you're on the 101–150 bucket and your 3-month avg is 152, you stay where you are; if it's 153+ for that rolling average, we'll email you about moving up. Same logic in reverse — three quiet months in a row drop you down a bucket.
